Project Description
The YORK Hotel in Mannheim comprises the conversion of an existing building into a modern 4-star hotel. It will offer 216 hotel rooms and 145 parking spaces on a gross above-ground floor area of approx. 10,900 m². The hotel will be operated by Bierwirth & Kluth (Borealis Hotel Group) under the Marriott Courtyard and Marriott Residence Inn brands. A long-term lease agreement for 20 years was concluded before the start of construction, ensuring full occupancy.
Project Developer
With the YORK Hotel Marriott, K1 HOLDING is aiming for a significant increase in value through the repositioning and remodelling of the existing building. The 20-year lease agreement with a renowned hotel operator offers long-term security and stable income. By developing a 4-star hotel under the Marriott brand, the aim is to achieve a strong position in Mannheim’s growing hospitality market. The project also adds a high-quality hotel property to K1 HOLDING’s existing portfolio.
Location
Macro-location: Mannheim, the second largest city in Baden-Württemberg, offers an attractive macro-location for the YORK Hotel. The city is an important economic centre in the Rhine-Neckar metropolitan region and has excellent supra-regional transport connections via motorways and the ICE hub at the main railway station. Mannheim also offers a rich cultural environment, making it attractive for tourists and business travellers alike.
Micro-location: The YORK Hotel is in a central and attractive location with very good connections to the city centre and Mannheim’s main railway station. There is also a direct connection to the motorway. Mannheim University of Applied Sciences is located in the immediate vicinity (approx. 1.3 km away). Various companies are located along the nearby Augustaanlage, which is within walking distance of the hotel. This strategically favourable location makes the YORK Hotel attractive for both business travellers and tourists and promises a high occupancy rate.
